Our villa
is Located in, the prestigious Tuscan hills
development, a secure gated community located in Davenport
on the highway 27, close to highway 192 qnd only minutes
from the interstate 4. This gives you access to all the
main travelling routes in central Florida with Orlando and
Sanford airports only 30 and 60 minutes drive respectively.
Tuscan hills is only 10 minutes drive to Disney World and
within minutes of the new Poisner Center Mall, shops , restaurants
and several golf courses.
Perfectly positioned, Tuscan Hills has
its own on site facilities which include a club house with
gym, Tennis court, children’s tot lot and beach volleyball
court. There is also a superb restaurant and bar planned
for the site but due to planning issues it is unlikely to
be opened until 2008. There is however a huge selection
of restaurants nearby.
Living Room
The living room contains 2 large luxurious
sofas and plenty of room to relax after an action packed
day at the parks. Patio Doors allow direct access out onto
the large pool deck and offer a pleasant view.To keep everyone
entertained you will find a huge 52”Cable television
with , DVD player , and Hifi, as well as a separate PC with
high speed internet access. An additional bonus for the
children is a play station 2 and games plus some board games.
We have added a huge selection of children and family DVDs
for your enjoyment and a range of music from every decade
to get you dancing.

| Kitchen
& Laundry
Large modern fully fitted kitchen comes compete
with all the latest appliances including cooker, microwave , American
fridge with Ice making, dishwasher ,coffee maker, toaster etc and
a full selection of crockery and cutlery. For your convenience there
is an adjoining breakfast/snack area equipt with a table and 4 chairs.
If you need to do any laundry you will find a washing machine
, tumble dryer, iron and ironing board in the utility room.All bed
linen and towels are provided for your needs.
Dining
room
The dining area is conveniently located next to
the kitchen and is perfect for both formal and casual meals.

Bedrooms
The villa contains four large bedrooms, two are
master suites and two are twin rooms, all are equipt with their
own TV. The first master suite has a fantastic king sized bed and
luxurious en suites comprising huge walk in shower, separate bath
tub, toilet ,twin basins and vanity mirrors. Direct doorway leads
out onto the pool deck . There is a large walk in wardrobe for storage.
The second master suite has a queen sized bed and good sized en
suite with shower/bath unit and large built in wardrobes and drawers.
Bedrooms 3 and 4 each contain 2 single beds and have fitted wardrobes
and drawers .Located between these bedrooms is the third bathroom
with bath/shower unit and toilet.
The villa has air conditioning and heating throughout
so you can keep the villa at a temperature to suited to your comfort.

Games
Room
The large 2 car garage has been converted into a
games room to add to your holiday enjoyment, and includes a pool
table, air hockey and table football. The room has air conditioning,
fans and additional seating .
Pool, Spa and Deck area
The large pool (26’ x 13’)
with its own built in spa catches the sun all day long. The pool
deck area is huge and is furnished with a 72” table, seating
for 8 people and a gas BBQ. There are 4 separate sun loungers but
4 of the chairs also turn into loungers giving 8 loungers for sun
bathing. The extensive lanai with its own ceiling fan offers a shady
retreat from the heat of the day and with night lighting this area
is perfect for dining/entertaining .
The pool has an efficient gas heater and is fully screened. Pool
towels are supplied
